1. Our Services
Bobby Blakes provides residential and commercial property maintenance and improvement services across Leeds and West Yorkshire. Our core services include:
- Pebbledash Removal and External Rendering
- Flat Roof and Conservatory Roof Replacement
- Commercial Jet Washing & Exterior Restoration
- Roof Inspection
- Mould and Condensation Removal
All services are carried out by vetted, insured subcontractors working under our instruction and quality standards.
2. Quotations and Contracts
- Free Quotes: All quotations are provided free of charge and are valid for 30 days.
- Site Assessment: Quotations are based on information provided by you and/or a site assessment.
- Fixed Price vs. Estimates: Quotations are estimates unless explicitly stated as a fixed price. Unforeseen structural issues or access complications may affect the final price.
- Booking: A contract is formed only when we issue written booking confirmation following receipt of a deposit.
3. Payment Terms
- Deposits: A deposit is required to secure all bookings. Payment of this deposit constitutes your acceptance of these Terms and Conditions.
- Final Balance: The remaining balance is due on completion of work.
- Payment Methods: We accept bank transfers or card payments. We do not accept cash payments.
- Late Payment: Invoices unpaid after 7 days may attract interest at 8% above the Bank of England base rate.
4. Your Responsibilities
- Access: You must ensure adequate access to the work area on the agreed start date.
- Preparation: You are responsible for moving vehicles from driveways and keeping children and pets clear of the work area.
- Permissions: You warrant that you are the property owner or have authority to commission the work, and have obtained any necessary planning permissions.
5. Timescales and Delays
Start dates and completion times are given in good faith. We are not liable for delays caused by adverse weather, supply chain issues, or unforeseen structural problems discovered on-site. Such delays do not entitle you to cancel without charge.
6. Defects and Liability
- Reporting Issues: You must notify us in writing within 7 days of completion if you believe any work is defective, providing supporting photographs.
- Remediation: You must allow us the opportunity to inspect and remedy any confirmed defects at no additional cost.
- Damage: Any damage to your property caused by our negligence must be reported within 48 hours.
- Exclusions: We are not liable for damage to underground pipes or cables not disclosed to us prior to work commencing.
7. Complaints
If you are dissatisfied, please contact us at info@bobbyblakes.co.uk. We aim to acknowledge all complaints within 2 working days and resolve them within 14 working days.
